THE PLACE
We are near Tulear, 20km from the asphalt highway R. N. 9 that from Tulear goes north to Morondava along the entire long coast of the Mozambique Channel for about 500 km.
This road is the most beautiful and panoramic in Madagascar and touches the sea right near the resort that I already own in Beravy, 20km from Tulear.
At this point there is the most beautiful coral reef in Madagascar and among the most beautiful in the world and I have already had the permits to build a tourist port and a PADI Diving Center.
In my plans it will be the most beautiful Diving Center in Madagascar and will be served by a catamaran both for diving assistance and with a doctor on board for any emergencies.
Behind the Diving Center but still near the sea, the TROPICSTAR real estate park will be built with 19 three-bedroom villas of approximately 50 square meters net as per the attached plan (one of which is for me) that we are putting on sale at 35,000 euros each, which is an exceptional price for an exceptional location because it includes a series of services that no one else offers.

SERVICES OFFERED
1) residence in Madagascar as a member of TROPICSTAR SARL, owner of the current resort where the independent three-bedroom villas will be built.
The residence will give the right to a bank account and the possibility of transferring one's own money plus buying a car and connecting to public services and electricity.
2) perpetual rental ownership of the land and the buildings themselves with a regular building permit.
3) use of the local restaurant at special prices for both table service and take-away food.
4) use of the beach and the Diving Center under construction at special prices and the medical service with an on-site clinic.
5) use of the social car with driver for excursions and shopping in Tulear.
6) possibility of renting the real estate unit for 100 euros per week or 400 euros per month if not used.
For example, the annual TAX-FREE yield of 4,800 euros per year amortizes the 35,000 euros in just 7 years and is therefore convenient even just as a TAX-FREE investment.

(Those interested in viewing the place BEFORE are facilitated with a discounted tour that consists of arriving in Antananarivo in Madagascar and then continuing with a flight to Tulear at a price of approximately 1,000 euros return from Italy and approximately 1,000 euros for internal flights from Antananarivo to Tulear and return including viewing of the places and the Coral Reef).

For the furnishings, our staff will assist in the supply of furniture and appliances at a cost of approximately 4,000 euros to be paid on site directly to the suppliers.
